A Landlord’s guide to renting out a property

In order to comply with RERA (Dubai’s Real Estate Regulatory Association) our representative will need from you, in order arrange a successful rental of your property, ideally in advance, a copy of your passport and a copy of your ownership document, be it an SPA (Sales purchase agreement) or a copy of the title deed. It’s that simple, oh, and hopefully a competitive asking price, access to the property, the existing tenants number, the right photographs and a ‘to let’ board where appropriate.

Our representative will advise you on all aspects of marketing your property and joking aside ideally all of the above. Remember they are only as good as the tools you provide them with. It’s also important to understand that if you can provide us with all the necessary information, we won’t have any excuses to not do what we do best! As well as having your own assigned ‘specialist’ ERE Homes will advertise your property as and where necessary to gain maximum exposure to all of those thousands of tenants out there. Whether we utilize relocation companies, X different web sites including our own informative and comprehensive site, newspaper advertising, where considered appropriate, to rent boards, an advert of the property in our street level window, a floor plan of your property, internal and external photographs of your property and not some dull ‘stock’ photograph, we also endeavor to actually inspect the property ourselves so we know the negatives as well as the positives before we start viewings.

Once we have successfully negotiated a lease for your property, we will collate all the necessary documentation in order for us to draw up contracts for signing. We will submit draft contracts to both you and your new tenants for signing and collect the deposit to allow us to withdraw the property from the market. We will collect the cheques from the tenant before we arrange to meet with you to conclude the lease. As a landlord, you are expected to ensure the property is cleaned and cleared and the final DEWA bill is settled before the new tenant is given the keys.
