If you are buying with a mortgage, ERE Homes can advice you of relevant mortgage brokers and the amount of down payment and monthly instalments over the period of repayments.
04 Making An Offer Part of our service is to advise you on making an offer on a property sometimes the timing can be crucial and has to be made at the right time. We will be aware of an owner who needs to sell quickly therefore we can get you a great deal.
05 Agreeing To Buy Once you have decided on your property of choice and once your offer is accepted we will then prepare a sale and purchase agreement and write to all parties to confirm the agreed price.

Our agreements are all RERA attested and certified. The deposit goes into ERE Homes trust account and not to the owner as per RERA regulations.
06 Transfer of Ownership Title The last and final stage of the buying process is the transfer of ownership and title from the seller to the buyer this is usually done at the Dubai Land Department. There is a transfer fee of 2% of the market value to pay to the Dubai Land Department.

Buying Requirements:

  1. Any person of any nationality, whether based overseas or a resident of Dubai, can purchase in Dubai's property market.
  2. Documents Required By an individual:
    • Passports for all Buyers
    • Signed Buyer Agreement known as Form B
    By a company:
    • Certificate of Incorporation
    • Memorandum and Articles of Association
    • Board Resolution
    • Power of Attorney
    • Signed Buyer Agreement known as Form B
    By an overseas company:
    • All of the above must be attested by the UAE Embassy
    • Signed Buyer Agreement known as Form B
  3. Residence Visa In general, the Dubai Government issues residence visas to new property owners. These will be subject to the current immigration rules and regulations and need to be renewed 6 months.
  4. Government Taxation There are currently no government taxes of any kind when purchasing a property in Dubai. Neither is there a capital gains tax. When the Dubai Lands Department registers the property title, buyers must pay a 2% registration fee based on the purchase price.
  5. UAE Bank Accounts Buyers do not need a local bank account to arrange purchases, though these can easily be arranged through ERE Homes.
  6. Purchase timeframe Purchases normally take between two to six weeks to complete.

What do the community fees cover?

In regards to a villa what do the terms Built Up Area, Total Area and Plot Size mean?

1) The BUA is the livable area inside the apartment or villa.
2) The Total area is the BUA inclusive of garage space and balconies.
3) The Plot is the total land mass of the property including any front, back and side garden.
